Woodinville real estate is in very active market, and has homes available at many price points.  Listings below the $500,000 mark are particularly attractive to many first-time buyers.  From the low $500,000’s through $800,000, you can usually find homes for sale with at least three bedrooms, and several houses with five to seven bedrooms and 2-3 bathrooms, starting at 1,600 square feet.  In subdivisions like Kingsgate, homes were built from the 1960’s through the late 1970’s and are predominantly one- or one-and-a-half story split entry, many with a basement.  Some homes have been refreshed with features such as newer carpet and hardwood flooring, and recessed lighting, for example, and existing character traits for these homes include having a fireplace, chair rail or wainscoting, well-planned kitchens, and established landscaping, depending on the home.

Homes in areas like Ring Hill or English Hill generally list between $800,000 to $900,000 and are quite spacious, with floor plans of at least 3,000 square feet up to 4,500 square feet.  Some homes may have five bedrooms or more, and most have at least two and some 3+ bathrooms.  You’re likely to find open floor plans with clear sight lines and features such as remodeled kitchens, and baths with elements like oversized, tiled showers and double vanities, and many have updated flooring and customized finishes. The beauty of these homes are that they are each unique properties, and the character shows in the stunning outdoor entertaining areas equipped with everything from an outdoor fire pit to a gourmet grilling center.  These homes typically run the gamut from new construction to homes built before 1980, in a variety of styles like Northwest Contemporary, 2-story traditional with basement or 1-story contemporary with basement. Many of the properties are on large lots of more than 1 acre.

Woodinville Luxury Homes

Above $1 million, there are an assortment of homes from newer construction to those in varying stages of revival, some with updates and a smattering in need of new energy and ideas.  You might expect to find features like vaulted ceilings, custom built-ins, lots of windows and natural light, and large patios and fenced yard.  In Tuscany, for instance, many homes were built in the early to mid-1990’s and are listed under $1.1 million.  These primarily 2-story traditional and multi-level contemporary dwellings have elements like spacious bedrooms, bonus room, large bathrooms with soaker tub and expansive vanities, and lush, private yards.  Select residences over $1 million would be considered estates with considerable square footage and acreage with stunning interiors showcasing features like chef’s kitchen with walk-in pantry, granite and stainless appliances, and also wet bar, wine cellar, master suites with walk-in closets and huge bathrooms, as well as amazing outdoor enjoyment areas.

Condos and Entertainment in Woodinville

The Downtown District, where many condominium complexes are found, is an exciting mix of restaurants, unique boutiques, and farmers market. It’s where people gather to meet friends, enjoy a night out, or while away an afternoon. Generally, condos and townhomes in this area offer a great selection of compact, efficient units as well as spacious floor plans with room for entertaining. Many condos are available under 1,000 square feet up to at least 2,200 square feet, usually with one to three bedrooms and up to 3-plus baths. Customarily, buildings have been constructed in the mid-1980’s through the late 1990’s and feature units ranging from $170,000 to nearly $490,000. Features you may find include fireplace, laundry room, ceiling fans, separate dining room, large balcony and community facilities with pool and spa.
